When a window starts to mist up or a pane cracks, it is easy to assume the whole thing needs replacing. Often it does not. The glass unit and the frame are separate parts, and they do not always wear out at the same time.

A few simple checks will tell you a lot.

Start with the frame

Whatever it is made of, the frame is the deciding factor. Replacing the glass is usually the better value if:

  • It opens, closes and locks properly
  • It is not warped, split or badly damaged
  • There is no sign of rot, if it is timber
  • The hinges and handles work, or could be replaced on their own

What each frame material tends to need

uPVC

uPVC frames generally last well, so it is common for a sealed unit to fail while the frame is still in good condition. Worn hinges and handles are usually separate, inexpensive parts.

Timber

Timber frames can last a very long time if they are looked after, and they often suit a property in a way that replacements do not. Check the corners and the bottom rail for soft spots. If an older property has slim frames, the thickness of the new unit matters as much as its size.

Aluminium

Aluminium frames are durable and do not rot. Patio doors and modern extensions are often good candidates for new units, because they keep their slim lines.

When new windows make more sense

Replacing the glass is not always the right answer. New windows may be the better choice if:

  • The frame is rotten, warped or no longer closes securely
  • Draughts are coming through the frame itself
  • You are changing the style of the window or the size of the opening

Ask for an honest opinion on this. If a frame is past saving, new glass will not solve the problem.

Ask what the replacement glass can do

New units can improve on the original. Depending on where the window is, it may be worth asking about Low E coated glass for heat retention, or toughened and laminated glass for safety and security.
